Be it known that this day before me Thos J. Breed Dy Clerk and
Ex-officio Recorder and Notary Pubic, in and for the said Parish
duly commissioned and sworn came and appeared J. Ella Hicks
wife of John L. Hicks aided by her said husband who deed and that she
does by these presents grant, bargain, sell, Convey and deliver with
full guarantee of title, and with complete transfer and subro-
gation of all rights and actions of warranty against all fanu-
er? proprietor of the property herein convey of unto Calvin
P. Arrant of the same residence the following described prop-
erty situated in Union Parish Louisiana to eviz: SW4 of SE4 [4 = quarter]
of SW4 and SW4 of SW4 less [12 or 17] acres in SW corner of said last
????il and forty on which Culbertson Church is situated and less 1 acre
on which school house is situated being in section Thirty

acres more of less. This being the same property Vendor acquired
from J. L. Hicks evidenced by deed on record in this office
in Deed Book X page 209. To have and to hold said described
property unto said purchaser his heirs and assignees forever.

This sale is made for the consideration of the sum of Three
Hundred Dollars payable as follows: One Hundred and fifty Dollars
Cash in hand paid receipt of which is hereby acknowledged and
the balance in 2 notes of said purchaser dated with this act to
order of himself and by himself endorsed in blank One of sev-
enty-five Dollars Jan 1st 1903 & one for Seventy-five
Dollars Jan 1st 1904, which notes ????? eight percent per
accrued interest from maturity and paraphrd “Ne Varcetim” [sic] of
this date by me, Notary, to identify same herewith.

In event of suit for Collection of said notes said purchaser
shall pay all Costs of Laws including 10 percent attorneys fees
or amount sued for. And in order to secure the payment of
said notes, interest and cost, including attorney’s fee, a spe-
cial mortgage and Vendor’s privilege is hereby stipulated on said
property in favor of said Vendor or any further holder of said
notes, said purchaser agreeing not to alienate, deteriorate or incumber [sic]
said property to the prejudice of this mortgage. This mortgage ?????-
ing transfer of appraisement and inspecting confession of p????-
ment. The certificate of mortgage is hereby waived by the parties and
evidence of the payment of taxes produced.

Done and passed at my office in said Parish of Union
in presence of Edward Everett and Robert Roberts Competent
witnesses on this the 13th day of November AD 1901.
